Why driveway quotes vary so much — and what you're actually paying for

One of the most confusing things about getting a new driveway is why quotes for the same surface can vary by 50% or more. We've seen homeowners get one quote for £3,000 and another for £8,000 for the same-sized resin driveway. Both call it "resin bound." Both companies look professional online.

The difference is almost never the surface material itself. It's almost always the preparation underneath — the depth of excavation, the sub-base specification, the binder course thickness — and whether the contractor's price is built on proper costings or a competitive number designed to win the job.

Here's what a driveway actually costs in Norfolk in 2026, and what those costs include.

What drives the cost of a new driveway?

Size

The single biggest driver. Larger driveways cost more in total but less per square metre — the setup costs, machine hire, and mobilisation are spread across a larger area. Most contractors will price a minimum job equivalent to 20–30m² regardless of actual size.

Surface material

Resin aggregate, quality block pavers, or premium chippings cost more than standard tarmac aggregate. But surface material often represents only 30–40% of the total installed cost — labour and preparation are usually the larger proportion.

Ground preparation depth

This is where quotes diverge most significantly. A proper sub-base for a resin bound driveway — excavation, membrane, 150mm of compacted Type 1, and a permeable tarmac binder course — costs roughly £15–25/m² before the visible surface goes down. Installers who quote below market rate are almost always reducing preparation depth or skipping layers.

Drainage requirements

If your driveway requires channel drainage, a soakaway, or gulleys connected to existing drainage, this adds to the cost. A simple linear drain along one edge might add £400–800; a full soakaway system can add £1,000–2,500 depending on ground conditions and depth.

Old surface removal

Breaking up and removing an existing concrete or tarmac driveway adds cost — typically £8–15/m² including skip hire. If the existing surface is in good condition and can form part of the sub-base, this cost may be avoided or reduced.

Access and location

Difficult access, narrow gateways, or sites requiring aggregate deliveries over long distances add to cost. Remote rural properties in North Norfolk may attract small surcharges compared to town-centre work.

Pricing by surface type — North Norfolk, 2026

Resin Bound: £60–90/m²

This price includes full sub-base preparation, permeable tarmac base, block edge restraint, and the resin surface itself.

  • Below £55/m²: Warning territory. This almost always means compromised preparation, cheaper resin, or missing elements. We would not recommend accepting a quote below this level.
  • £65–80/m²: Good-quality installation with proper sub-base and reputable resin materials. Where most reliable Norfolk installers price.
  • £85+/m²: Premium aggregate choices, bespoke designs, complex shapes, or extensive edging work.

Block Paving: £45–70/m²

Concrete blocks at the lower end; clay pavers at the upper end.

  • Concrete block paving (£45–55/m²): Standard concrete pavers in herringbone or stretcher bond. Durable and practical.
  • Premium concrete or clay (£55–70/m²): Higher-quality blocks with better colour consistency, texture, and longevity.

Tarmac: £25–40/m²

The most cost-effective surface by a significant margin.

  • Standard tarmac (£25–35/m²): Dense bituminous macadam, smooth black finish.
  • Permeable tarmac (£30–40/m²): Open-graded mix for SuDS compliance on front gardens.

Tar & Chip: £25–40/m²

Similar to tarmac pricing, as the base cost is comparable and chipping work adds modest additional cost. Chipping colour and stone type affect price at the upper end.

Gravel: £15–30/m²

  • Basic pea gravel (£15–20/m²): Inexpensive but prone to scatter.
  • Self-binding gravel (£20–30/m²): Better underfoot, less migration — our recommendation for most properties.

Prices are indicative for North Norfolk in 2026, including preparation, surface material, and standard edging. Drainage works, removal of old surfaces, and access complications are additional.

Hidden costs most quotes leave out

  • Edging and kerbing: Block edging for resin driveways or replacement kerb stones typically adds £25–45 per linear metre.
  • Step reconstruction: If driveway levels change, steps may need rebuilding. Budget £200–450 per step.
  • Old surface removal: Breaking up and removing concrete or tarmac adds £8–15/m² including skip hire.
  • Tree root management: Root barriers or additional excavation where tree roots are present. Highly variable — always flagged after site inspection.
  • Channel drainage: Linear drainage along a garage or boundary wall typically adds £350–900 depending on length.
  • Soakaway construction: If drainage to the highway isn't possible, a soakaway adds £600–2,000+ depending on depth and ground conditions.

Why the cheapest quote is usually the most expensive in the long run

A driveway that fails in year 3 because of inadequate preparation costs you the full installation price again, plus the cost of breaking out the failed surface. A properly installed driveway costs nothing beyond occasional maintenance for 20+ years. The "saving" on a cheap quote evaporates the first time it starts cracking.

When getting quotes, ask each contractor to specify excavation depth, sub-base material and thickness, and the surface specification. Compare these against each other — not just the total price. The contractor who provides detailed answers to those questions is almost always the one who will deliver a quality job.

How we quote at Precision Surfacing

We provide itemised, transparent quotes based on a site visit. We assess ground conditions, drainage requirements, and access constraints before we price anything. Our quotes show preparation work, surface specification, and any drainage or edging clearly — nothing hidden, nothing vague.

If our quote is higher than a competitor's, we'll tell you exactly what we're including that they're not. If their quote is higher and we can't account for the difference, we'll tell you that too. We're not trying to win jobs at any price — we're trying to build driveways that last.
